The regular meeting of the Ojai Planning Commission will be called to order by the Chair on Wednesday, June 20, 2007, at 7:30 p.m. in the Council Chambers of Ojai City Hall, 401 S. Ventura Street, Ojai, California.

PUBLIC COMMUNICATIONS

Public Communications is the time set-aside during the Planning Commission meeting for members of the public to address the Planning Commission on matters not on the agenda. Under State law, other than for emergency items, no action can be taken at this meeting. Matters raised at this time may be briefly discussed by the Commission, and will generally be referred to staff and/or placed on a subsequent agenda. Persons wishing to address the Planning Commission should fill out a speaker card. When addressing the Commission, please state your name and limit your comments to three
minutes or less. Thank you.

CONSENT CALENDAR – The consent calendar is approved by a roll call vote on one motion. Should any member of the Commission wish to discuss or disapprove an item, it must be removed from the consent calendar and considered as a separate item.

PUBLIC HEARING ITEM

3. DESIGN REVIEW PERMIT (DRP 07-03) AND MITIGATED NEGATIVE DECLARATION FOR THE CONVERSION OF A TRIPLEX APARTMENT BUILDING INTO A 5-UNIT HOTEL WITH A MANAGER’S RESIDENCE AND CONDITIONAL USE PERMIT (CUP 07-01) FOR OUTDOOR DINING WITH THE SERVING OF ALCOHOLIC BEVERAGES AND OUTDOOR SPECIAL EVENTS for property located at 308 N. Signal Street, in Ojai, California, Assessor’s Parcel Number 021-0-074-030.
Property Owner: Lee and Deborah Clukey. Representative: Cornerstone Architects, Jim Landsman.

RECOMMENDATION:
1. Conduct a public hearing; and
2. Adopt Resolution No. _____ that adopts the Mitigated Negative Declaration pursuant to the California Environmental Quality Act; approves Design Review Permit (DRP 07-03), and Conditional Use Permit (CUP 07-01), subject to conditions and findings of approval.

DISCUSSION ITEM

4. CONCEPT REVIEW (CR 07-05) FOR SITE IMPROVEMENTS AND BUILDING
RENOVATION TO ACCOMMODATE FUTURE COMMERCIAL USES for the property
located at 110 W. Ojai Avenue, in Ojai, California, Assessor’s Parcel Number 021-0-0-106-100. Property Owner: Arnold Meyerstein. Representative: Whitman Architectural Design, Martin Hartmann.

RECOMMENDATION:
1. Continue this item to provide additional time for staff to further analyze the project.

5. RESCHEDULE THE REGULARLY SCHEDULED PLANNING COMMISSION
MEETING OF JULY 4, 2007

RECOMMENDATION:
1. Reschedule the regularly scheduled Planning Commission meeting of July 4, 2007 because the date is a National Holiday. Options for alternative dates include:
a) Wednesday, July 11, 2007; or
b) Thursday, July 19, 2007; or
c) Another date in July; or
d) Cancel the meeting and only have one meeting in the month July (July 18,
2007).
